Broker for sellers
By becoming an independent broker, I no longer depend on real estate agencies but directly on the organization that protects the public, namely the OACIQ.
This situation, with the implementation of systems to automate certain time-consuming processes (management of visits, trips, documents) allowed me to lower my fixed costs very significantly.
I went from a 5% commission fee to a fixed fee of $ 3,500 plus tax *.
This reasonable retribution should not make you think that you will be getting services at a discount. It’s just a matter of passing you the savings I make by avoiding time-consuming activities and agencies royalties.
My services
My seller services include the following services:
- Minimum of 12 professional photos
- 3D visit (sale only - rental excluded)
- Taking room measurements
- Document checks on the property
- Preparation of documents and explanations of the various contracts
- In-person visits (In Montreal - to be discussed outside of Montreal area)
- SMS report
- Negotiation of offers according to your needs
- Help through the various conditions of the offer (inspection and others)
- Sending documents to the notary and checking that he has everything he needs.
- Follow-up after taking possession to ensure that everything is as planned in the property.
* In the event that a collaborating broker comes with a buyer, he will be remunerated with a percentage. Usually 2% plus tax on top of my lump sum. In addition, if several offers are in competition, including one without a collaborating broker, to ensure fairness for the other brokers, my compensation will equal that with a collaborating broker. Thus, the choice of the offer will not be made to the detriment of a collaborating broker.
